The Offers Are Coming In………
Before we could even get the car unpacked from Grandma’s house, I checked my voice mail and there was a message: “I have written an offer on your house”. I was so excited – I immediately called the agent back and told her she could come right over. She was in the driveway within minutes and while Kent unpacked the car, we closed ourselves into the office to discuss the deal. After listening to the agent tell me about her lovely clients and how financially qualified they are and that she is a doctor, he is an engineer and how much they love my home but guess what? She presented me with the “LOW BALL”.
After 3 days on the market, she wrote an offer for $80k less than my asking price. If I wasn’t a practicing realtor, I would have been offended, but this is the market that we are dealing with and I have seen deals that start this low actually work. If I was a buyer in the market, I would certainly give it a try. I was still crushed as I had already sold the house in my mind and relaxed about the idea of staying up late to unpack from our weekend. As I showed her the front door, I held hope that we might be able to pull something together. I still hadn’t put a sign in the yard or told my neighbors, however, they soon found out after all of the agents showing the house over the weekend started asking questions about the neighborhood/neighbors.
The next morning I woke up, made the beds and accepted delivery of 2 loads of mulch for the yard. By the end of the day, the mulch was spread and the contractors had been through and we had 2 more offers. So now I have three people that love the house, are financially qualified and are all lovely people as well as three agents trying to convince me to sell the house to their clients. As exciting as this sounds, it is a challenging position to be in. How do you decide who gets the house? Knowing that there were other offers in play, the low ball couple raised their offer by $70k and the other two deals were remarkably similar.
I decided to take my agent hat off and make emotional decision. After receiving a heartfelt email from one of the families, I decided to sell her my house. It wasn’t the best offer, but they had a special needs adult child that would use private lower level living space. How could I say no? Our house is now sale pending.
